Effective Date and Summary

This Privacy Policy explains how Fair Home Cash collects, uses, and shares your personal information when you visit fairhomecash.com (the "Site") or otherwise interact with us. Please read it carefully.

Important summary up front. Fair Home Cash is a cash home buyer. When you ask for an offer, we use your information to evaluate your property, make our own cash offer, and, if you accept, close the purchase through a licensed title company. We do not sell your information to other buyers, investors, or lead buyers, and we are not paid for it. We share it only with the companies that help us run the Site and close a purchase. All of this is described in "How We Share Your Information." Our advertising cookies may count as "sharing" under some state privacy laws, and you can opt out of that at any time.

1. Who We Are

"Fair Home Cash," "we," "us," and "our" refer to WealthExtract LLC, a Nevada limited liability company doing business as Fair Home Cash ("WealthExtract"). Fair Home Cash is the brand name under which we operate this Site.

Fair Home Cash makes cash offers on houses and buys them. When we make you an offer, WealthExtract LLC is the buyer named in the purchase contract, and the purchase closes through a licensed title company. We are not a real estate broker or agent, we do not list your property or represent you, and we do not provide legal, financial, tax, or real estate advice. We cannot promise that we will make an offer on your property or that any offer will be at a particular price.

Sellers pay Fair Home Cash nothing to request an offer.

We operate from Chicago, Illinois. Our mailing address is available on request; WealthExtract LLC's registered agent is listed in its public Nevada Secretary of State record. You can reach us using the details in the "Contact Us" section below.

2. Information We Collect

We collect personal information that you provide directly to us, as well as information that is collected automatically when you use the Site. We have collected the following categories of personal information in the preceding twelve months. The CCPA/CPRA statutory categories are noted in parentheses where applicable.

• Identifiers and contact information you provide: your name, phone number, email address, postal address, and IP address (CCPA categories: identifiers).
• Property information you provide: the address and details of the property you want to sell (such as condition, occupancy, timeline, and reason for selling), your relationship to the property, mortgage or lien status if you choose to share it, and any other information you enter into our forms or share with us by phone, text, or email (CCPA categories: commercial information, real-property-related information, and, to the extent provided, characteristics that may include protected classifications).
• Communications information: the contents of and metadata about your calls, text messages, emails, and chat sessions with us, including call recordings where permitted by law and where notice is given before recording (CCPA categories: electronic, audio, and similar information; internet activity).
• Consent and verification records: records of the consent you give on our forms, including the date and time, the page and form you submitted, your IP address, and, if a consent-verification service such as TrustedForm is active on the form you submitted, the certificate that documents what you saw and agreed to (CCPA categories: identifiers; internet activity).
• Device and usage information collected automatically: IP address, browser type and settings, device type and identifiers, operating system, referring and exit pages, pages viewed, links clicked, and the dates and times of your visits (CCPA categories: internet or other electronic network activity; identifiers).
• Advertising and analytics identifiers: cookie identifiers, pixel and tag data, mobile or advertising identifiers, click identifiers (such as Google Click ID / gclid and Facebook Click ID / fbclid), and campaign tracking parameters (UTM source, medium, campaign, term, and content) (CCPA categories: identifiers; internet activity).
• Approximate geolocation information derived from your IP address. We do not collect precise geolocation from your device unless you separately consent (CCPA categories: geolocation data).
• Information from third parties: information we receive from our advertising and analytics providers and data providers, as well as publicly available property and contact data used to verify or supplement what you submit (CCPA categories: identifiers; commercial information; real-property-related information).

3. Sensitive Personal Information

We do not intend to collect "sensitive personal information" as defined by the CCPA/CPRA (for example, Social Security number, financial account credentials, precise geolocation, or biometric information) through our standard forms, and we ask that you not submit such information. If you voluntarily provide information that may be treated as sensitive (for example, financial details about a distressed property), we use and disclose it only for the purposes described in this Policy.

We do not use or disclose sensitive personal information for purposes that would require us to offer the right to limit its use under the CCPA/CPRA. If our practices change, we will update this Policy and provide any required notice and limit-use mechanism.

We do not collect biometric information. We do not create voiceprints or other biometric identifiers from call recordings. If this changes, we will provide the separate written notice and consent required by the Illinois Biometric Information Privacy Act (BIPA) and similar laws before doing so.

4. How We Use Your Information

• To evaluate your property and make you a cash offer, including to verify ownership, liens, and property details.
• To complete a purchase you agree to, including working with the title company, attorneys, inspectors, and contractors involved in the closing.
• To contact you about your request and our offer by phone call, text message, prerecorded or artificial voice message, and email, consistent with the consent you provided.
• To respond to your inquiries and provide customer support.
• To operate, maintain, secure, and improve the Site and our services.
• To measure and improve our advertising and marketing, including attribution, conversion tracking, and audience building with the partners listed in the "Cookies and Tracking" section.
• To detect, prevent, and address fraud, abuse, security incidents, and technical issues.
• To comply with legal obligations, enforce our Terms of Use, and establish, exercise, or defend legal claims.
• To keep records of consent and communications as required by law, including the federal Telephone Consumer Protection Act (TCPA).

5. Cookies and Tracking Technologies

We and our advertising and analytics providers use cookies, pixels, tags, software development kits, and similar technologies to operate the Site, remember your preferences, analyze traffic, and deliver and measure advertising.

We use third-party analytics and advertising services, which may set their own cookies and collect information about your activity on our Site and across other sites and apps over time. These currently include the Meta Pixel (Facebook), Google Analytics, Google Ads, and HubSpot, and may include other similar services. These providers may use the information they collect for their own purposes as described in their privacy policies. The use of these advertising and analytics technologies may itself constitute a "sale" or "sharing" of personal information under the CCPA/CPRA and similar state laws.

You can manage cookies through your browser settings, and you can opt out of certain interest-based advertising through industry tools such as the Digital Advertising Alliance (optout.aboutads.info) and the Network Advertising Initiative (optout.networkadvertising.org). You can opt out of Google Analytics using the Google Analytics Opt-out Browser Add-on, and you can adjust ad personalization in your Google and Meta account settings.

We honor Global Privacy Control (GPC) browser signals as described there.

6. TCPA Consent and Communications

When you submit a form on our Site and click the button (currently labeled "Get My Cash Offer"), you provide your prior express written consent to receive marketing communications. Specifically, by clicking Get My Cash Offer, you agree to receive calls and texts, including by autodialer, prerecorded messages, and artificial voice, and email from Fair Home Cash, but not as a condition of any purchase, and you agree to the Terms of Use and Privacy Policy. Message frequency varies; message and data rates may apply. Reply STOP to opt out and HELP for help.

Your consent to receive these communications is not a condition of purchasing any property, good, or service. Checking the consent box is required to submit our online form, because contacting you about your property is the purpose of the form. If you prefer not to provide this consent, do not submit the form. You can instead reach us directly by phone at (773) 717-5643 or by email at hello@fairhomecash.com.

You can opt out of text messages at any time by replying STOP to any text, and you can reply HELP for help. You can opt out of marketing emails by using the unsubscribe link in the email. To stop calls, you can tell the caller to place you on their internal do-not-call list, and you may register your number on the National Do Not Call Registry. Even after you opt out, we may send you transactional or service messages where permitted by law.

Your text-messaging consent is not shared or sold. Text-messaging originator opt-in data and consent, meaning your consent to receive text messages from Fair Home Cash, are not shared with, sold to, or provided to any third parties or affiliates for their marketing or promotional purposes. Federal law continues to require prior express written consent for autodialed or prerecorded marketing calls and texts and artificial or AI-voice marketing calls. We retain records of your consent, including, where a consent-verification service such as TrustedForm is active on the form, the certificate it generates, to document what you saw and agreed to at the time of submission.

7. How We Share Your Information

We use the information you submit to make our own offer on your property. We do not sell your personal information to other buyers, investors, wholesalers, lead buyers, or marketing lists, and no one pays us for it.

Who receives your information

We share your information only with the people below, and only as much as each one needs:

• Closing parties: if you accept our offer, the licensed title company, the attorneys, and any inspector, appraiser, or contractor involved in evaluating or closing the purchase.
• Co-investors and resale buyers: after you sign a purchase contract with us, we may share property details with an investor who helps fund our purchase or a buyer we may resell the property to after we own it. They receive it under a duty of confidentiality, only for that transaction, and may not use it to market to you.

Under privacy laws such as the California Consumer Privacy Act, as amended by the California Privacy Rights Act (CCPA/CPRA), and similar laws in other states, our use of advertising and analytics cookies described in Section 5 may be a "sale" or "sharing" of personal information for cross-context behavioral or targeted advertising. In the preceding twelve months, the categories disclosed this way were identifiers and internet or other electronic network activity. You can opt out as described in Section 9. We do not knowingly sell or share the personal information of consumers we know to be under 16 years of age.

We may also disclose your personal information in the following additional circumstances.

• Service providers and vendors: companies that perform services for us, such as hosting, form and consent capture (which may include TrustedForm or a similar consent-verification service), call routing and telephony, analytics, customer support, and marketing operations. These providers are permitted to use the information only to perform services for us under a written contract that limits their use, as required by the CCPA/CPRA.
• Advertising and analytics partners: the providers described in the "Cookies and Tracking" section, for advertising, attribution, and measurement.
• Legal and safety: to comply with applicable law, legal process, or government request; to enforce our Terms of Use; and to protect the rights, property, or safety of Fair Home Cash, our users, or others.
• Business transfers: in connection with a merger, acquisition, financing, reorganization, bankruptcy, or sale of all or part of our business or assets, your information may be transferred as part of that transaction.
• With your direction or consent: any other party you direct us to share with or to whom you consent that we share.

8. Your Privacy Rights (CCPA/CPRA and Multi-State)

Depending on where you live, you may have certain rights regarding your personal information under state privacy laws, including the CCPA/CPRA in California and comparable laws in states such as Virginia, Colorado, Connecticut, and Texas, among others. Subject to applicable law and verification of your identity, these rights may include the following.

Note on coverage: Illinois and Florida do not currently have a comprehensive general consumer privacy statute that grants the full set of rights below to all residents. Illinois residents are protected by specific laws such as the Biometric Information Privacy Act, and Florida residents are protected by the Florida Digital Bill of Rights only as to controllers that meet its thresholds. As a matter of policy, we extend the opt-out of sale and sharing, and we honor GPC signals, for all U.S. visitors regardless of state. We will honor other rights below to the extent required by the law that applies to you, and we may extend them more broadly as a matter of policy.

• The right to know and access the categories and specific pieces of personal information we have collected about you, the sources, the purposes, and the categories of third parties to whom we disclose it.
• The right to correct inaccurate personal information.
• The right to delete personal information we have collected from you, subject to legal exceptions.
• The right to opt out of the sale of your personal information and the sharing of your personal information for targeted or cross-context behavioral advertising.
• The right to data portability, where applicable.
• The right to limit the use and disclosure of sensitive personal information, where applicable and where we engage in such uses.
• The right not to receive discriminatory or retaliatory treatment for exercising any of these rights.
• The right to appeal a denial of your request, where state law (such as in Virginia, Colorado, Connecticut, Texas, and Florida) provides an appeal right.

9. Do Not Sell or Share My Personal Information; Global Privacy Control

You have the right to opt out of any sale or sharing of your personal information, including the advertising cookies described in Section 5. To exercise this right, email us at optout@fairhomecash.com with the subject line "Do Not Sell or Share My Personal Information." After you opt out, we will stop selling and sharing your personal information for the purposes covered by your request, subject to applicable law. Opting out does not affect our ability to make you an offer.

We honor opt-out preference signals, including the Global Privacy Control (GPC). If you visit our Site with a browser or extension that sends a GPC signal, we will treat that signal as a request to opt out of the sale and sharing of personal information for that browser or device, to the extent required by applicable law. Texas, Colorado, Connecticut, and California, among other states, recognize universal opt-out mechanisms such as GPC.

To submit a request to know, access, correct, or delete your personal information, email us at hello@fairhomecash.com. We will verify your identity before fulfilling these requests as required by law. You may use an authorized agent to submit a request on your behalf, subject to proof of authorization. We will not discriminate against you for exercising any of your rights.

We will respond to your request within the timeframe required by the law that applies to you (generally 45 days under most state laws, with an extension where permitted). If we deny your request, you may appeal our decision where state law provides an appeal right by contacting us at hello@fairhomecash.com. California residents may also request, once per twelve-month period, information about our disclosures of personal information.

10. Data Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information from unauthorized access, use, alteration, and disclosure. However, no method of transmission over the internet or method of electronic storage is completely secure, and we cannot guarantee absolute security.

11. Data Retention

We retain personal information for as long as needed to fulfill the purposes described in this Policy, including to operate our service, to maintain records of consent and communications as required by the TCPA and other laws, to comply with our legal obligations, to resolve disputes, and to enforce our agreements. We determine retention periods based on the nature of the information, the purpose for which it was collected, and applicable legal requirements. When information is no longer needed, we will delete or de-identify it in accordance with applicable law.

12. Children's Privacy

Our Site and services are intended for adults who are 18 years of age or older. We do not knowingly collect personal information from anyone under 18, and we do not knowingly sell or share the personal information of anyone under 16. If you believe a person under 18 has provided us with personal information, please contact us and we will take steps to delete it.

13. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the "Last Updated" date at the top of this Policy and post the updated version on this page. If we make material changes, we will provide additional notice as required by law. Your continued use of the Site after the changes take effect means you accept the updated Policy.
