Crystal Lake has no city transfer stamp to buy
Crystal Lake doesn't sell its own transfer stamp. The McHenry County Recorder says no municipality in the county charges a separate transfer tax. So a sale here carries two stamps: the state's at $0.50 per $500 of price and McHenry County's at $0.25 per $500. A title company's listing shows both as seller costs by custom, though that can be negotiated. You and the buyer still sign the state transfer declaration (PTAX-203 or MyDec) that goes to the recorder with the deed.
A 1986 median year built, and a 1990s boom
Census estimates for 2020 to 2024 count 15,256 housing units in Crystal Lake, with a median year built of 1986. The 1990s were the biggest decade by far, about 26 percent of everything standing. Roughly 16.4 percent went up before 1960, and about 5.5 percent in 1939 or earlier. About 78 percent of occupied homes are owner-occupied, 11,491 of 14,806.
The lake's south shore is the separate Village of Lakewood, so check which town your tax bill names. About a quarter of the housing predates 1970. If yours was built before 1978, you owe the buyer the federal lead pamphlet and disclosure, and a 10-day window for a lead inspection.
Walkup Avenue's lead lines and the creek floodplains
The city says some service lines to older homes, usually those built before 1960, are made of lead, and that solder used before 1986 typically contained lead too. It is replacing every lead service to meet a federal 2037 deadline, and the 2026 round focuses on Walkup Avenue from Woodstock Street to Esther Street. You can type your address into the city's online map to see whether your line may be lead, and there's a reimbursement program for owners who replace a private-side lead line themselves.
Flooding is the other local question. The city's flood hazard areas sit mostly along Woods Creek, Crystal Creek and the lake itself. The Engineering Division can tell you whether a property is in the 100-year floodplain, and it holds elevation certificates for new development back to 1990.
Four townships, and City Hall gets about a tenth of the bill
Crystal Lake hasn't levied a property tax for its General Fund since 1997, and the city says only about 10 percent of a typical bill pays for city services. The rest goes to the school districts, McHenry County, McHenry County College, the conservation district, the park district, the library and your township. The city spreads across four of them: Algonquin, Dorr, Nunda and Grafton. If a bill goes unpaid, the county's tax lien auction is listed for November 16, 2026.
If a foreclosure is filed, it goes through the county court in Woodstock. Illinois lets you redeem until the later of 7 months from service or 3 months after the judgment, before the sale. The honest math on $360,500
Redfin's tracker put Crystal Lake's median sale price at $360,500 in May 2026, up 3.3 percent from a year earlier, across 54 sales with a median 43 days on market. Single-family homes alone ran closer to $411,000. On $360,500, commission at about 4.9 percent (Clever's Illinois average, updated September 2026) is roughly $17,700. Closing costs near 1.2 percent add about $4,300. The state stamp is about $361 and the county stamp about $180, and there's no city stamp. That's around $22,500 before any repair credits, and every month on the market adds another month of taxes and utilities.
May homes sold for about 100 percent of list on average, so listing is a real option. A cash sale skips the commission and showings, though the two stamps still apply. If the property is a fit, a cash buyer may make you an offer, and you pick the closing date. Plenty of Crystal Lake owners list instead, and that's fine. Run both numbers side by side.
