Six in ten Danville homes went up before 1960
Danville's housing is old. Census survey data for 2020 to 2024 puts the median year built at 1951. Of 13,948 housing units, about 44 percent date to 1939 or earlier, and about 60 percent were built before 1960. Most are single-family houses, roughly 73 percent one-unit detached, and owners live in about 57 percent of occupied homes. The same survey puts the median owner-occupied home value at $79,000.
The state's mine subsidence insurance fund lists Vermilion County as a mandatory county, with 8,022 housing units in its Zones 1 and 2. If you were ever paid on a mine subsidence claim, state law says you disclose it in writing to the buyer and lender.
When an empty house lands on the vacant building list
Danville's Chapter 169 doesn't call every empty house a "vacant building." The label fits when a building is unoccupied and also unsecured, secured by other than normal means, unsafe, or under an order to fix code violations, or when it's illegally occupied. Once a house fits, the owner has 30 days to register it with the Public Development Department. The fee is $50 for a residential building, you have to carry insurance that would cover repairs or demolition, and a house that stays vacant owes $500 a year until it's rehabbed or torn down.
Those fees follow the sale, including on an empty inherited house. They have to be paid before ownership transfers, and the seller has to disclose them to the buyer. If they're still unpaid, the new owner owes the annual fee plus $300 within 30 days and has to register the building again in that window.
Landlords and contract sellers under Ordinance 9467
Danville rewrote its rental registration rules in Ordinance 9467, effective May 1, 2024. Every rental needs a certificate, renewed by February 1 each year. Without a current one, a rental can be occupied only by the owner or the owner's immediate family. If a tenant lives in the house you're selling, check that yours is current. A buyer who keeps renting it has to register the property within 30 days of acquiring it.
Contract sales get special treatment. A house being sold on an installment contract counts as a rental dwelling, and the person buying on contract counts as a tenant, not an owner. If you sold a house that way, the city already treats it as a rental that needs a certificate.
Danville, Newell or Blount township, and the November tax sale
The city spans Danville, Newell and Blount townships, and each township gets its own reassessment multiplier. In the 2023 countywide reassessment, Danville Township values rose by a 1.1294 multiplier, the highest in the county. The next one falls in 2027. The 2025 rate for tax code DN001 in Danville Township is 8.54611 per $100 of equalized value, about half of it for the Danville Unit 118 schools. Census data puts the median property tax paid by Danville homeowners at $1,683 a year.

The honest math on $120,000
Redfin put Danville's median sale price at $120,000 in May 2026, on 23 sales, up from $94,500 a year earlier. With so few sales, months swing hard, from $67,500 in February to $135,000 in March. On $120,000, commission at about 4.9 percent (Clever's Illinois average, updated September 2026) is roughly $5,900. Closing costs near 1.2 percent add about $1,400. The state transfer tax at 50 cents per $500 is $120, and the county's 25 cents per $500 adds $60, both usually paid by the seller by custom. That's roughly $7,500 before repairs or a mortgage payoff, a little over 6 percent of the price. A $1,683 tax bill is about $140 a month to carry, and a registered vacant house adds $500 a year.
Listing works for plenty of houses here. But a vacant building file, a lapsed rental certificate or a long repair list lands on you first. If the property is a fit, a cash buyer may make an offer and you pick the closing date. Listing is a fine choice too. Run both numbers first.
