Grundy County tax bills and the November tax sale in Morris
A Grundy County tax bill depends on your tax code. In Morris, the 2025 rate works out to roughly 2.7 percent of a home's value before exemptions, per the county's district rates by tax code. The 2025 bills were due June 26 and Sept. 4, 2026, and late payments add 1.5 percent a month. After Oct. 1, the Treasurer also adds a $10 publication fee to each delinquent parcel. If you live in the home, homestead exemptions can lower your bill, with an extra one for owners 65 and older.
Unpaid taxes go to the annual tax sale, usually held in early November. The last one was Nov. 4, 2025, and future sales are at the County Administration Building, 1320 Union St., Morris. Newer Minooka and Channahon, older coal-belt villages to the south
Census estimates put the typical Grundy home's build year around 1990, but it splits by area. In the northeast, along I-80, Minooka's median home was built in 2003 and Channahon's in 2001. Morris, the county seat and largest city, sits at 1983. Farther south, the older coal-belt villages run older: Coal City 1985, Mazon and Carbon Hill 1977, Braceville 1969 and Gardner 1964.
Values follow the same line. Owner estimates put Channahon near $327,900 and Minooka near $315,600, with Morris around $247,400 and Coal City, Gardner and Braceville closer to $190,000 to $200,000. Redfin's small May 2026 samples showed a similar pattern, with Channahon and Minooka near $335,000, Morris near $290,000 and Gardner at $190,000. Minooka and Channahon both cross county lines, so a Minooka or Channahon address may be taxed and foreclosed in Kendall or Will County instead. Redfin puts the county's median sale price at $323,300 in May 2026, on 66 sales, down about 7 percent from a year earlier. Monthly figures swing, from $287,500 in February to $356,000 in April.
