What redemption really means in Utah

Split the redemption question in two. Up to the sale itself, the picture is this: Statutory cure (arrears only) during the 3 months after the Notice of Default; after that, full payoff (or lender agreement) any time before the trustee's sale. Once the sale happens, the rules shift: None after a trustee's (nonjudicial) sale — the trustee's deed conveys title 'without right of redemption.' Judicial foreclosure (rare): property may be redeemed by the debtor or junior lienholders within 180 days after the sale under Utah R. Civ. P. 69C.

The property-tax foreclosure runs on its own track

Delinquent property taxes do not trigger a quick sale: the property may be redeemed on behalf of the record owner by any person at any time before the county's final tax sale, which is held in May or June following the lapse of four years from the date the taxes became delinquent, by paying all delinquent taxes, tax notice charges, interest, penalties, and administrative costs. That tax-side process is governed by Utah Code §59-2-1346; §59-2-1351, and its deadlines move independently of anything your mortgage lender does.
