Henry County tax bills, trustee tax sales and the quadrant reassessments
Census survey data put the median Henry County home value at $151,600. Your tax bill depends on which of the county's 124 taxing districts, 23 drainage districts and 27 TIF districts cover your parcel, so two houses of the same value can pay quite different amounts. If you live in the home, the general homestead exemption takes $6,000 off your equalized value, the senior exemption takes another $5,000 at 65 or older, and the Senior Freeze has a $75,000 household income cap.
Henry County changed how it handles unpaid taxes. Starting with 2025 taxes payable in 2026, the county buys all delinquent real estate taxes itself as trustee, and none are offered to private tax buyers. The November 6, 2026 tax sale is for mobile homes only. Under state law as amended in July 2026, a home with one to six units can generally be redeemed for up to three years from the sale. The County Clerk's page still quotes two and a half years, which applied to older certificates, so check the date on yours.
Each quarter of the county is reassessed every four years. Colona is up in 2026, Kewanee township in 2027, and Cambridge and Galva in 2028. New values are published between October 15 and November 15, and you then have 30 days to appeal.
Foreclosure cases at the Cambridge courthouse
Every Illinois mortgage foreclosure goes through court, and Henry County cases are filed with the Circuit Clerk at the courthouse in Cambridge, the county seat. No county foreclosure mediation program was confirmed, so ask the clerk's office what help is available before your deadlines pass.
A Henry County homeowner can face two separate clocks, and they are easy to mix up. Unpaid property taxes now sit with the county as trustee, under the redemption rules described above. A mortgage case in Cambridge runs on shorter deadlines set by the Illinois Mortgage Foreclosure Law: reinstatement within 90 days of service, and redemption of the full balance until 7 months after service or 3 months after judgment, whichever falls later, though never past the judicial sale. Kewanee, Geneseo and the unincorporated countryside
Kewanee is the largest city, followed by Geneseo, Colona, Galva and Cambridge, and a good share of the county lives out in the unincorporated countryside. Owners live in about 80 percent of occupied homes, per Census estimates.
The gap between towns is wide. Redfin's May 2026 numbers show it: Kewanee's median sale was $65,000 on 15 sales, Geneseo's $159,700 on 8, and Colona's $234,000 on just 3. Over the 12 months through May 2026, Redfin counted 478 sales countywide, and about 26 percent were in Kewanee, 16 percent in Geneseo and 13 percent in Colona. What a $135,000 Henry County sale leaves after costs
Redfin put the county's median sale price at $135,000 in May 2026, on 43 sales. April was $185,000, so treat any one month loosely. Here's a rough look at a traditional listing at $135,000:
- Agent commission at about 4.9 percent (Clever's Illinois average, updated September 2026): roughly $6,600
- Closing costs at about 1.2 percent: roughly $1,600
- State transfer tax at $0.50 per $500: about $135
That's roughly $8,400 before your mortgage payoff, repairs or moving costs.
