Zion adds no city stamp to your deed
Zion doesn't sell a city transfer stamp. The taxation chapter of the city code covers occupation, utility, use, hotel, entertainment, telecom and cannabis taxes, and none of them is a real estate transfer tax. So the only stamps on a Zion deed are the state's, at 50 cents per $500 of price, and Lake County's, at 25 cents per $500. The Lake County Clerk's Recording Division in Waukegan collects both when the deed records.
The Clerk says either side can pay the transfer tax, depending on the contract. By custom in Illinois the seller usually does, so read that line before you sign.
Booking Zion's final water reading before you close
The step Zion does add is water. The city says a final reading is required when you sell, and it needs access to the meter inside the house. Under Section 94-407, the city shuts the water off after that reading and won't turn it back on until the new owner turns in a water contract and deposit. If you or your agent ask for the water to be shut off or turned back on for testing, inspections or repairs, the code charges $55 per visit.
The deposit falls on whoever acquires the property. Section 94-408 sets it at $200 for water plus $100 for waste and sewer. An owner with five years of on-time payments who buys a new home in Zion to live in is exempt, but a rental purchase is not. Your own deposit stays with the city until the property changes hands and the final bill is paid, and the city pays 4 percent interest on it. Book the final reading early.
Older homes and newer subdivisions from Central Zion to Brighton Ponds
The Census Bureau's 2020 to 2024 survey puts the median year built at 1971. About 18 percent of homes went up in 1939 or earlier and about a third before 1960. About 58 percent of occupied homes are owner-occupied.
The county assessor splits Zion into areas like Central/West, North, East and Bethel Boulevard, and Residential East of Sheridan, plus subdivisions such as Lorelei Acres, Brighton Ponds, Shepherd's Crossing, Sunset Ridge, Stonebridge and Harbor Ridge. Check FEMA's flood map for your parcel before you list.
Landlords, empty houses and Zion taxes
Every Zion rental needs a city certificate of compliance, and under Section 10-180 it can't be transferred between owners. A buyer who plans to keep your tenants has to get a new one. The city's form says to register within 14 days of the property going vacant, at $190 a year.
The Census survey puts the median real estate tax Zion owners paid at $6,120 a year. If you're behind on the mortgage, the case runs through the 19th Judicial Circuit in Waukegan, and the court's free mediation program asks you to call 847-377-3552 within 42 days of the summons. You can redeem until the later of seven months from service or three months from the judgment, and it ends before the sale. What $287,260 in Zion really nets
Redfin put Zion's median sale price at $287,260 for June through August 2026, up 6.4 percent from a year earlier, with 62 sales and median days on market of 57. Commission at about 4.9 percent, Clever's Illinois average updated September 2026, is roughly $14,100. Other closing costs of about 1.2 percent add near $3,400. The state stamp is about $287 and the county stamp about $144, usually paid by the seller. At the $6,120 median tax, those 57 median days on market cost about $1,000 in taxes alone. That's roughly $19,000 before repairs, the water bill or your payoff.
A cash sale still needs the final water reading and both stamps. What can change is the commission, the repair list and the showings. If the property is a fit, a cash buyer may make an offer, and you pick the closing date. Listing is a fine choice too, especially for a house in good shape. Run both numbers first.
