How does foreclosure work in Missouri?

Missouri uses a nonjudicial foreclosure process. Realistically only until the trustee's sale — with ~20-45 days from first notice to auction, list immediately or negotiate a postponement; the conditional 1-year redemption is not a practical way to preserve equity.

Can you catch up and keep your home?

No statutory right to cure or reinstate — only what the deed of trust/note and federal servicing rules provide (the standard contract 30-day breach letter). Full payoff before the trustee's sale always stops it.

Until when can you sell and keep your equity?

Realistically only until the trustee's sale — with ~20-45 days from first notice to auction, list immediately or negotiate a postponement; the conditional 1-year redemption is not a practical way to preserve equity. See your exact dates with the free Missouri Foreclosure Deadline Calculator.

Redemption: before the sale vs. after it

"Redemption" is the right to undo the foreclosure by paying what the statute requires, and the two halves of it work very differently. Before the sale: Pay off (or reinstate if the contract allows) any time before the trustee's sale. After the sale: Narrow: 1 year, ONLY when the foreclosing lender is the purchaser, and only if written notice of intent to redeem was given at/within 10 days before the sale AND a surety bond is posted within 20 days after (443.410-443.420). If a third party buys, there is no redemption.

Behind on property taxes too? That is a separate clock

A mortgage default is not the only way to lose a house — unpaid property taxes start a separate process with its own deadlines. After a collector's tax sale (first/second offerings) the owner or any interested party has an absolute right to redeem within ONE YEAR of the sale (purchase price + up to 10% interest + subsequent taxes + costs), and a defeasible right until the purchaser perfects the deed. The market clock vs. the legal clock

Here is the clock math. The median Missouri listing spent about 27 days on the market before going under contract (Redfin state market tracker, May 2026) — and "under contract" is not "paid off"; the buyer's financing and closing come after that. Set those 27 days against the typical timeline in the box above and count what is actually left. That remainder is your real decision window.

The honest math on a Missouri foreclosure

Every day you carry the loan, arrears, fees, and interest grow. A traditional listing takes weeks to market and 30–45 more days for a financed buyer to close — time you may not have before the sale date.

A cash sale that closes before the sale date lets you walk away with your equity instead of losing it at auction. Talk to a free HUD counselor too — you may have options beyond selling.
