Glendale Heights stamps and the 62-plus break
Glendale Heights adds its own transfer tax on top of the Illinois and DuPage County stamps. It's $3 for every $1,000 of the price, or fraction of $1,000. The village checklist has the seller buy the stamp at the Finance counter, and the stamp form gets signed by the seller or the seller's attorney or agent. Plan on it as your cost unless your contract says otherwise.
There's a real break for longtime owners. Under village ordinance section 3-2H-3, the tax doesn't apply if you're 62 or older, owned and lived in the home as your main residence for 366 days in a row before the sale, and never rented out any part of it. With co-owners, one has to be 62 and nobody can be under 60. You still file for an exempt stamp, and that costs $25.
A 21-day inspection before any Glendale Heights closing
Every property sold here gets a code inspection unless exempt. For a single-family home you apply at least 21 days before closing and pay $100. The village suggests applying when you list, because permits and repairs can take weeks. Miss the 21 days and an expedited inspection may be possible for another $250, if there's an opening.
If the inspector finds problems, fix them and pass a reinspection, or let the buyer sign the village's compliance form and post escrow to cover the corrections within 30 days of taking possession. Before the stamp is issued you also need a plat of survey dated within the last year (condos are excused), an inside water meter read no sooner than two days before closing, and every water, sewer and village debt paid, down to unpaid parking tickets and lien filing fees.
Ranches, split-levels and a 1970s building boom
The village describes ranch homes, split levels, apartments and condos, spread across planned developments like Century Point, Polo Club, Pheasant Ridge, Westlake, Highgrove and Harbour Pointe. Census estimates for 2020 to 2024 count 11,571 housing units. About a third date to the 1970s, and roughly 57 percent went up before 1980.
Anything built before 1978 needs the federal lead pamphlet, a disclosure of known lead paint, and a 10-day window for the buyer to test. Rentals need a village license and inspection every year. And if a house sits empty, it has to be registered within six months of going vacant, at $300, renewed each January 1.
DuPage tax deadlines and a Wheaton courtroom
DuPage's 2025 taxes were due in two installments, June 1 and September 1, 2026, and state law adds late interest of 1.5 percent a month. Anything still unpaid heads to the county's annual tax sale, held November 19 and 20, 2026. To keep a parcel out of it, the full amount has to reach the Treasurer's office by 4:30 p.m. on November 18.
A foreclosure here runs through the 18th Judicial Circuit's Chancery Division, in Courtroom 2004 at 505 N. County Farm Road in Wheaton. Under Illinois law you can reinstate within 90 days of service by paying what's past due plus costs. Your right to redeem runs until the later of seven months after service or three months after the judgment. H.O.M.E. Running the numbers on $357,500
Redfin's data center put the Glendale Heights median sale price at $357,500 in May 2026, on 36 sales. Monthly numbers swing hard (December 2025 was $240,500), and single-family homes ran $380,000 while condos ran $172,000. Say yours would list near $357,500. Commission there runs about 4.9 percent, Clever's Illinois average (updated September 2026). The stamps by custom fall on the seller. Your side of a listing looks roughly like this:
- Commission at about 4.9 percent: about $17,500
- Closing costs at about 1.2 percent: about $4,300
- State and county stamps: about $358 and $179
- Village stamp: about $1,070, unless you qualify for the 62-plus exemption
- Village inspection: $100
That's roughly $23,500, plus the cost of a new survey and any repairs the inspection turns up. Carrying costs keep running too: Ownwell puts DuPage County's median tax bill near $7,578 a year, about $630 a month, though your own bill may be lower.
The other route: if the property is a fit, a cash buyer may make an offer, you pick the closing date, and the village inspection, survey and stamp steps still apply either way. Listing may well net more, and that's a perfectly good choice. Run both numbers first.
