Macoupin County tax bills and the November 23 tax sale
Macoupin County bills property taxes a year behind. Tax year 2025 bills are due in two installments, on July 24 and September 25, 2026, and a late installment picks up interest at 1.5 percent a month.
Unpaid taxes go to the Treasurer's annual delinquent tax sale, set for 10:30am on November 23, 2026, at the courthouse. Only the taxes are sold, not the house. The tax buyer pays what you owe, and you then owe that amount plus interest. The Treasurer says you usually have two years to redeem before the buyer can go after a deed, and state law caps the period at 3 years from the sale. The county reassesses all property every four years, and state law makes 2027 the next general assessment year for township counties like this one. If your assessment looks too high, file a complaint with the Board of Review before your bill arrives, using the window on your assessment change notice.
Foreclosure at the Carlinville courthouse and local help
Macoupin County is part of Illinois's Seventh Judicial Circuit, along with Sangamon, Morgan, Scott, Greene and Jersey counties. Foreclosures are filed with the Circuit Clerk's General Division, which handles chancery cases, and the filing fee for a mortgage foreclosure is $329. Cases are heard at the courthouse, 201 E. Main Street in Carlinville. Every Illinois mortgage foreclosure has to go through court. You can reinstate the loan by paying the missed amounts and costs within 90 days after you're served. Your right to redeem by paying off the loan runs until the later of 7 months from service or 3 months from the judgment, and it ends before the sale. After the sale, the court holds a hearing to confirm it, and the buyer can take possession 30 days after that order. The Circuit Clerk's page doesn't mention a foreclosure mediation program. It points court users to Illinois Court Help, a free statewide service from the Illinois Courts. Closer to home, the Macoupin County Housing Authority in Carlinville (217-854-8606) offers a credit counseling program. The Authority's resource list also names the Illinois Valley Economic Development Corporation at 223 S. Macoupin Street in Gillespie, 217-839-4431.
Coal towns, Brighton and mine subsidence
Carlinville is the county seat. About 78.5 percent of occupied homes in the county are owner-occupied, and homes built before 1978 need the state and federal lead disclosures. The Illinois Mine Subsidence Insurance Fund lists Macoupin as a mandatory county, with 12,817 of its 20,876 housing units, about 61 percent, in subsidence Zones 1 and 2, and Illinois requires residential policies to carry mine subsidence coverage unless the owner waives it in writing.
Values follow the county's coal history. The county's median owner-occupied value is $138,200. The old coal towns in the middle of the county run from about $82,400 in Benld to $105,700 in Carlinville. The southern towns of Brighton, Staunton and Bunker Hill run higher, around $137,500 to $145,000. Brighton is split between Macoupin and Jersey counties, so confirm which county bills your parcel.
What a $161,700 Macoupin County sale leaves you
Redfin puts the Macoupin County median sale price at $161,700 in May 2026, up 11.5 percent from a year earlier, on 40 sales with a median of 41 days on market. Monthly figures swing on so few sales, and March came in at $135,000. At $161,700, commission at about 4.9 percent, Clever's Illinois average (updated September 2026), comes to roughly $7,900. Closing costs near 1.2 percent add about $1,900, and the state stamp at $0.50 per $500 adds about $160. State law allows a county stamp on top, but no Macoupin County source shows one in place. Together that's roughly $10,000 before the mortgage payoff, any taxes headed for the November 23 sale, repairs or the move.
The deed has its own checklist at the Carlinville Recorder's Office. Recording a standard deed costs $81, which includes a $10 rental housing surcharge, and a deed that splits an existing parcel number counts as non-standard and costs $93. The PTAX-203 green sheet, which reports the transfer tax due, goes in with the deed. So does a Plat Act Affidavit, and the county's GIS manager signs off on the legal description, so selling part of a parcel has to clear the county's Subdivision Ordinance as well as the Illinois Plat Act. If the property is a fit, a cash buyer may make an offer and you pick the closing date. Listing with an agent is also a fine choice.
