Maywood's inspection comes before your closing
Every sale in Maywood starts at the village, not the title company. The village requires a pre-sale inspection on all properties, and it strongly recommends starting that process 30 days before your closing. If the inspector finds nothing, you get a Certificate of Compliance. If there are violations, you fix them, call for a re-inspection, and then get the certificate. A certificate expires 90 days after it's issued, and it can be renewed only once, for another 90 days, if nothing about the house has changed.
Maywood doesn't let a house be sold plain "as is." If you can't or won't make the repairs, you sign an affidavit and escrow agreement with the village as the escrowee, and you receive a conditional certificate instead. And if the house is vacant when you sell, you also have to complete and pay for the village's Vacant Building Registration.
An old-house village
Maywood is an old-house town. Census estimates put the median year built at 1939 or earlier, and about 61.5 percent of the village's homes went up in 1939 or earlier. Roughly 81 percent predate 1960. About 60 percent of occupied homes here are owner-occupied.
Age shows up on paper. Maywood filed its lead service line inventory with the state in April 2024, and you can look up your address before you list, so a buyer's question about the water line doesn't catch you off guard. None of that sinks a sale. An older house's issues just tend to become repair requests from a financed buyer, or line items in that village escrow.
Proviso reassessment notices just went out
Maywood sits entirely in Proviso Township, and Proviso is in this year's reassessment. The Cook County Assessor dated the Proviso notices September 14, 2026, and appeals stay open until October 27, 2026. That window matters whether you sell or stay.
The rate is the bigger story. The Cook County Clerk put Maywood's 2024 average composite tax rate at about 15.42 percent, up from 14.32 percent a year earlier, and the village's own share rose 10.44 percent in that one year. Run the Clerk's sample-bill formula on a $270,000 home with the $10,000 homestead exemption and you land near $11,100 a year, or about $925 a month. Your real bill depends on your assessed value and exemptions.
If the bank or the tax buyer is already calling
A mortgage foreclosure on a Maywood house goes through the Chancery Division of the Circuit Court of Cook County. Once you're served, you have 90 days to reinstate by catching up the missed payments and costs. Your right to redeem runs until the later of 7 months after service or 3 months after the judgment, and it ends before the sale, not after. The county's free mediation helpline is (855) 452-2637. Running $270,000 through both routes
Redfin put Maywood's median sale price at $269,950 in May 2026, on 16 sales with a median of 53 days on market, and the monthly figure swings a lot. Say your house would list near $270,000. Rough costs look like this:
- Commission at about 4.9 percent (Clever's Illinois average, updated September 2026): roughly $13,200
- Maywood stamp ($4 per $1,000, paid by the seller): $1,080
- State and Cook County stamps, which the Clerk lists as the seller's: about $405
- Taxes while you wait: about $925 a month
To buy Maywood's stamps you need a clear Certificate of Compliance and a final water reading, and the village asks for up to a 72 hour wait. Add title and attorney fees and any repairs or escrow the inspection triggers.
Or, if the property is a fit, a cash buyer may make you an offer, you pick the closing date, and the escrow and repair list become part of that negotiation instead of your checkbook.
