Oak Lawn's own transfer stamp, and the refund people forget to claim
Selling in Oak Lawn means buying three sets of stamps, not two. Illinois charges 50 cents per $500 of the price and Cook County adds 25 cents per $500, and the Cook County Clerk lists the seller as the party liable for both. On top of that, the village charges its own transfer tax of $5 per $1,000, bought at the Finance counter in Village Hall. The village's refund rules are written for the seller who paid it, so plan on it being your cost unless your contract says otherwise.
Here's the part worth knowing. Oak Lawn gives a full refund of its stamp tax, claimed within a year of the sale, in three cases. If you're 65 or older and owned and lived in the house for more than a year without renting any of it out, you get a one-time refund. If you owned and lived in the house and buy or build another home inside the village within a year, you qualify. And if you sell your home to a child, parent, grandparent, brother, sister or grandchild, you qualify too.
The sewer inspection has to come first
Before the village will sell stamps on a single-family home or qualifying townhome, it wants a point-of-sale sewer inspection. You request it on the village website at least 30 days ahead, and it costs $100. The inspector is checking your private sewer line against Village Code 9-4D-11, which bans infiltration and inflow into the system, and the stated goal is fewer sewer backups into basements. If the line fails, the village points you to its 50/50 Sewer Program to help bring it up to code. Condos and multi-unit buildings skip this step.
Two more steps sit between you and the stamps. The village reviews the property and holds the deal if there are open fines or work done without permits. A final water reading gets scheduled within five business days before the stamps are bought. The stamp request itself takes 5 business days, and personal checks aren't accepted.
A 1950s and 1960s town in Worth Township
Oak Lawn's housing is mostly postwar. The Census Bureau's 2020-2024 survey puts the median year built at 1966, and the 1950s were the biggest building decade, with an estimated 5,779 of the village's 22,793 units. Roughly 35 percent of homes went up before 1960. About 82.5 percent of occupied homes are lived in by their owners.
Age shows up in the pipes. The village plans to replace about 2,300 lead and galvanized water service lines over five years and has sent notices to owners with lead, galvanized or unknown lines. The Illinois disclosure form asks whether you know of lead water pipes. If you're selling a rental, Oak Lawn also requires yearly registration ($250 for a single-family home) and a licensed rodent control company.
Your tax bill, this year's reassessment, and the county court
All of Oak Lawn sits in Worth Township, and 2026 is its reassessment year. The Cook County Assessor lists a notice date of 9/1/2026 and an appeal deadline of 10/15/2026. The village's average composite tax rate was about 10.29 percent for tax year 2024, up from 10.109 percent. Using the Clerk's own sample-bill method (10 percent of market value, times the 2024 equalizer of 3.0355, minus the $10,000 homestead exemption), a $318,200 home works out to roughly $8,900 a year, or about $740 a month. The second installment of tax year 2025 bills is due October 1, 2026.
Fall behind and two clocks can start. The Treasurer lists December 15, 2026 for the next annual tax sale. A mortgage foreclosure here runs through the Circuit Court of Cook County. The honest math on $318,200
Redfin put Oak Lawn's median sale price at $318,200 in May 2026, with a median 56 days on the market. List there and commission at about 4.9 percent (Clever's Illinois average, updated September 2026) takes roughly $15,600. Closing costs near 1.2 percent add about $3,800. Your stamps run about $318 to the state, $159 to the county and $1,591 to Oak Lawn, plus the $100 sewer inspection. Two months of taxes on the estimate above is about $1,500 more, before insurance and utilities, and more if the sewer fails. That's roughly $23,000 before any repair a buyer's inspector asks for.
A cash sale still goes through the stamps and, on a single-family home, the sewer check. What it can skip is the commission and the repair list. If the property is a fit, a cash buyer may make an offer, and you pick the closing date. Listing may still be the better route for your house, and that's fine. Just run both numbers first.
