Bolingbrook's $7.50 stamp and the half you pay
Bolingbrook won't let a deed record without its own transfer stamp. The village charges $7.50 per $1,000 of the purchase price, rounded up to the next $500. Village Code Sec. 46-83 splits that bill down the middle: half from the seller, half from the buyer. That split is set by ordinance, not by custom.
There's one break worth knowing. If you owned and lived in the house you're selling, and you buy your next home inside Bolingbrook within a year, Sec. 46-86 lets you apply for a refund of 50 percent of the village tax you paid on both deals. Even an exempt deed, such as a deed to a lender in a foreclosure, needs a village Certificate of Exemption and a $50 processing fee.
The clearance letter and village form that come before stamps
The village won't sell you stamps until the property is clear of every debt owed to Bolingbrook, and a clearance letter has to show it. So an unpaid village bill or fine can hold up a closing. The village quotes a turnaround of up to 48 hours, and once issued the stamps are only good for five business days, so timing the paperwork matters.
Then there's Bolingbrook's own Residential Transfer Information and Disclosure Form. It sits on top of the state disclosure report and goes to the buyer before the contract is signed. It asks which of three townships, which school district and which park district the house sits in, whether any part of the lot is in a floodplain, and whether the property is in a special service area that adds taxes. The form itself says no stamps are issued until a signed copy is filed, and it warns that skipping it could stop the buyer from recording the deed.
Young subdivisions, with few prewar houses
The housing stock is young for Chicagoland. Census figures put the median year built at 1989. Only about 3.5 percent of the village's 24,498 housing units went up before 1960, and about 1.4 percent before 1940. The biggest decade is the 1970s, at close to 29 percent, and roughly half of all homes date from 1990 or later.
That makes it a market of owner-occupied subdivisions and managed associations. About 79 percent of occupied homes are owned rather than rented. The village's 2026 association list runs from Augusta Village and Beaconridge to Pine Meadow and Winston Village, so many sellers pull HOA paperwork too. If a house goes empty, the village's vacant property registration costs $310 every six months.
Tax code 1214, the 365-U levy and the county calendar
Bolingbrook spans three townships: DuPage and Wheatland on the Will County side, and Lisle in DuPage County. The village form asks which one your house is in. A common one, code 1214, carried a total 2025 rate of 8.9616 percent of equalized value, and Valley View School District 365-U made up about 70 percent of it. Rates across Bolingbrook's DuPage Township codes run from about 6.6 percent to about 15.4 percent. The top one includes a special service area levy of about 6.4 percent on its own, which is why the village form asks about one.
The second 2025 installment was due September 1, 2026. Pay by October 22 to stay out of the newspaper delinquency list, and November 30 is the last day before the December 1 tax sale. If a mortgage is behind instead, redemption lasts until the later of 7 months from service or 3 months from the judgment, and it ends before the sale. Running $405,000 through both routes
Redfin's data puts Bolingbrook's May 2026 median sale price at $405,000, up 14.1 percent from a year earlier, on 77 sales with a median of 44 days on market. One month is noisy: the six before it ranged from $336,900 to $392,450. Commission at about 4.9 percent, Clever's Illinois average (updated September 2026), is roughly $19,800. Closing costs near 1.2 percent add about $4,900. Your half of the village stamp is about $1,520. The state stamp at $0.50 per $500 adds about $405 and the county's $0.25 per $500 about $203, and sellers usually pay those two. That's close to $26,800 before your mortgage payoff.
On code 1214, a house assessed at a third of $405,000, less the $8,000 homestead exemption, would owe roughly $11,400 a year in carrying costs, about $950 a month. If the property is a fit, a cash buyer may make an offer, and you pick the closing date. With a 44-day median, listing is a reasonable choice. Run both numbers first.
