Romeoville's $3.50 stamp is the buyer's, but the clearance letter is yours
Romeoville charges its own real estate transfer tax of $3.50 for every $1,000 of the sale price, and the village says plainly that the tax is the buyer's responsibility. The Will County Recorder won't record a deed in Romeoville without the village stamp, and the village won't issue a stamp until the property is clear of every debt owed to it, including the most current water bill.
Here's how the timing works. You request a clearance letter, and that triggers a final water reading. The letter is only good for five business days, so asking too early can mean asking twice. If you're moving out, the Water Billing Department also wants a final on-site meter read scheduled at least two days ahead, and the account stays in your name until it's done. One local perk: if you live in your Romeoville home, sell it, and buy another Romeoville home to live in within 12 months, the village offers a transfer tax refund.
Vacant, foreclosed or bank-owned in Romeoville means fixing violations first
A village letter to title companies and attorneys says the Romeoville code requires owners to fix pending code violations before the sale of foreclosed, vacant and bank-owned properties. If the village agrees, there's a second option: you tell the buyer about the violations, and the buyer takes them on by affidavit with a compliance date.
Water is the other catch. Under Chapter 93 of the village code, a vacant house whose water was shut off needs an interior village inspection before service comes back. Before that inspection can even be scheduled, a certified company has to run an indoor air quality test. If it finds elevated mold, remediation and a second test may follow. Hampton Park, Lakewood Falls and Marquette's Crossing: a young housing stock
Romeoville's housing is young. Of about 13,768 housing units in Census estimates for 2020 to 2024, 5,445 (roughly 40 percent) went up between 2000 and 2009, and only about 6.5 percent predate 1960. The village's subdivisions include Hampton Park, Lakewood Falls, Marquette's Crossing, Misty Ridge, Honeytree, Wesglen and the Preserve at Fieldstone.
So the sale is less about knob-and-tube wiring and more about pricing a subdivision home against its neighbors. Still, the 1960s alone added 1,954 units and the 1970s another 1,107. If yours was built before 1978, you owe the buyer the federal lead pamphlet and disclosure, and a 10-day window for a lead inspection.
The December tax sale and the 12th Circuit
Romeoville property taxes are billed by Will County, and if a bill isn't paid, the county clock matters. The second installment was due September 1, 2026. Paying by October 22 keeps your name out of the newspaper list, and November 30 is the last day before the December 1 tax sale. A mortgage foreclosure goes through the 12th Judicial Circuit in Joliet, where free mandatory mediation is scheduled 42 to 60 days after filing. You can redeem until the later of 7 months from service or 3 months from the judgment, and that right ends before the sale. The Will County page has more on the county side.
Running $335,000 through both routes
Redfin's data shows a Romeoville median sale price of $335,000 in May 2026, up about 7.3 percent from a year earlier, with 35 homes sold and a median of 45 days on market. Clever's Illinois average for total commission, updated September 2026, is about 4.9 percent. On $335,000, that's roughly $16,400. The state transfer tax of 50 cents per $500 adds about $335, and Will County's 25 cents per $500 adds about $168. By custom the seller usually pays those two. The village's $3.50 per $1,000, about $1,170, is the buyer's. Title and attorney fees come on top.
Carrying costs count too. Will County's median real estate tax bill is $7,173 a year, about $600 a month, before insurance and utilities. If the property is a fit, a cash buyer may make an offer, you pick the closing date, and you can weigh it against a listing. Listing is a perfectly good choice. Just run both numbers first.
