No city stamp in Yorkville, but the water meter still gets read
Yorkville doesn't charge its own transfer tax. A title company's transfer list says so plainly: no stamps required. What it does list is a final water meter reading, requested through an online form, and a final water bill that has to be paid.
You ask to stop service on the city's utility form, the city reads the meter for a final bill, and the water stays on. If the final bill is needed for closing, the form asks you to submit it 48 hours in advance. A utility bill unpaid 30 days after mailing is delinquent and picks up a 10 percent late penalty. If the house has sat empty more than 60 days with no plan to move back, as in a foreclosure or abandonment, you can apply to have water, sewer and refuse charges waived. The infrastructure and wastewater fees keep billing.
Raintree Village, Grande Reserve and the special tax line
Raintree Village, Windett Ridge, Grande Reserve, Autumn Creek and Bristol Bay sit in Special Service Areas. Each carries a special tax that repays bonds for the roads, sewers and water lines built there, billed alongside your regular property tax.
The city's Raintree Village FAQ spells out the quirks. The tax is collected in advance, not in arrears like regular taxes. It runs through collection year 2032. It can be prepaid in full. And how it gets split between you and a buyer is left to your sale contract. The maximum on the published schedule for a single-family home collected in 2026 is $2,826. Get the current figure early and let your attorney settle it in the contract.
Half built in the 2000s, from Kylyn's Ridge to Fox Hill
The Census's 2020 to 2024 estimates show about 51 percent of the city's 8,295 housing units went up between 2000 and 2009. Only about 5 percent are older than 1960. City stormwater records name subdivisions like Caledonia, Whispering Meadows, Kylyn's Ridge, Cannonball Estates, Blackberry Woods, Fox Hill and Westbury Village. Your house is likely competing with near-twins a few streets away.
The city says lead was used in local plumbing until 1986, so a house built before then may have a lead service line, and the part inside your property line is yours. For anything before 1978, hand the buyer the state and EPA lead pamphlets, disclose lead paint you know about, and allow 10 days for testing.
Bristol Township rates and the county courthouse
Yorkville spans Bristol, Kendall and Fox townships. The city's own worked example uses a Bristol Township rate of $9.8487 per $100 of equalized assessed value, which puts about $7,616 on a $250,000 home after the $6,000 homestead exemption. The Census median tax bill for Yorkville owners is $8,744 a year. Kendall mails one bill in May, due in two installments, and a late installment costs 1.5 percent a month. Unpaid taxes go to the county's yearly tax sale.
Yorkville is the county seat, so a foreclosure here is heard at the Kendall County courthouse in town. Paying the past-due amount and costs within 90 days of service reinstates the loan. Redemption runs to whichever is later, 7 months after service or 3 months after judgment, and the sale can't happen before that ends. The honest math on Yorkville's $385,000 median
Redfin's median sale price for Yorkville was $384,745 for the three months ending August 2026, flat from a year earlier. Homes took about 54 days to sell, up from 48. Say you list near $385,000. A commission around 4.9 percent (Clever's Illinois average, updated September 2026) is about $18,900. Closing costs near 1.2 percent add about $4,600. The state transfer tax (50 cents per $500) and Kendall's county tax (25 cents per $500) come to about $580, and sellers usually pay those by custom, though it's negotiable.
Taxes keep running too. An $8,744 bill runs about $730 a month, so 54 days on the market is roughly $1,300 before the closing period starts, plus any SSA special tax. All in, that's about $25,000 gone before your mortgage payoff or repairs a buyer asks for. If the property is a fit, a cash buyer may make an offer, and you pick the closing date. A direct sale can drop the commission, though the final water bill and taxes still settle at closing. Listing is a fair route too. Run both numbers first.
