Bungalows and two-flats from the 1920s building boom
Auburn Gresham, Community Area 71, went up in one burst, and most of what got built was bungalows, two- and three-flats, and apartment buildings. The Auburn Gresham Bungalow Historic District, roughly 75th to 78th Street between Paulina and Winchester, holds 264 brick Chicago bungalows built from 1918 to 1932 and is listed on the National Register of Historic Places.
CMAP's snapshot of 2020 to 2024 Census estimates puts the median year built at 1949, with 38.9 percent of units older than 1940. Roughly 43 percent of units are detached single-family houses, 18 percent sit in two-unit buildings and 14.8 percent in three- or four-unit buildings. A house that old falls under the federal lead disclosure rules for older homes, including a window for the buyer to inspect for lead. Illinois also makes you disclose the material defects you actually know about, like a basement that takes water.
What Auburn Gresham sold for this spring
Redfin's neighborhood data shows a median sale price of $215,000 across 89 residential sales from March through May 2026, down about 2 percent from a year earlier. The typical home took 75 days to sell and closed at about 98.3 percent of list. Single-family houses went for a median $206,000 on 69 sales. Two- to four-unit buildings went for $257,000 on only 19 sales, about 25 percent below the same stretch of 2025.
DePaul's Institute for Housing Studies counted 477 residential sales here in 2025. Business buyers, meaning investors of every size, made 33.1 percent of them, against 15.4 percent across Cook County. Investor interest here is real, and any offer is worth checking against the retail numbers above.
Chicago stamps, the water certificate and your unit count
The city transfer tax totals $5.25 per $500 of price. In general the buyer pays the $3.75 city portion and the seller pays the $1.50 CTA portion. The Cook County Clerk also lists the seller as the party liable for the state stamp ($0.50 per $500) and the county stamp ($0.25 per $500). The Chicago page covers the citywide rules.
Two certificates come first. A Full Payment Certificate from the Department of Finance shows the water and utility account is paid. The fee is $50, and agent drop-offs can take up to 10 business days. Then there's the Certificate of Zoning Compliance, required when a residential building with five or fewer units is sold. It certifies how many legal dwelling units the building has and costs $120. With about a third of units here in two- to four-flats, that's where a garden apartment the city never approved is likely to come up.
Foreclosure filings tripled, and empty buildings have a clock
New foreclosure filings on Auburn Gresham residential property climbed from 72 in 2021 to 217 in 2025, per DePaul. Of the 62 foreclosure auctions completed in 2025, 80.6 percent ended with the bank taking the property back. And 37.5 percent of the area's residential properties had at least one filing between 2005 and 2023, against 20.5 percent for Cook County as a whole.
Cases go to the Mortgage Foreclosure Section of the Chancery Division, and the Cook County page walks through the court steps. Once served, you can call the county's free mediation program at (855) 452-2637. Illinois lets you redeem until the later of 7 months after service or 3 months after the judgment, and the sale comes only after that window closes, so selling inside it can let you keep whatever equity is left. If the house already sits empty (13.6 percent of units here are vacant, versus 9.1 percent citywide), Chicago wants it registered within 30 days, at $300 for each six months. Fines run $500 to $1,000 per offense, and every day counts as a new one.
The honest math on $215,000 in Auburn Gresham
Say your house would sell right at the $215,000 median. Commission at about 4.9 percent, Clever's Illinois average (updated September 2026), is roughly $10,500. Closing costs near 1.2 percent add about $2,600. Your stamps come to about $970 and the two city certificates to $170, so you're near $14,300 before repairs. At Chicago's $4,457 median tax bill, 75 days on the market costs close to $900 in taxes. If taxes are already behind, the Treasurer's next annual tax sale is set for December 15, 2026.
The other route: if the property is a fit, a cash buyer may make an offer, the closing date can be worked out around your plans, and an as-is sale may be possible, which the Illinois disclosure form expressly allows. A well-kept bungalow can still net more on the open market, and listing is a fine choice. The Cook County page has the countywide picture. Run both numbers first.
