Two-flats and 1937 houses between Garfield and the Belt Railway
West Englewood is a Chicago community area bounded by Garfield Boulevard, Racine Avenue, rail tracks on the west and the Belt Railway of Chicago on the south. Census estimates summarized by CMAP put more than half of its homes (53.3 percent) before 1940, with a median build year of 1937. About a quarter of units sit in two-flats, roughly double the city's share. Many houses here are modest one-story homes.
That age follows you to closing. A home built before 1978 comes with the federal lead pamphlet, a lead disclosure and a 10-day window for the buyer to test. And selling a 1 to 5 unit Chicago building takes a Certificate of Zoning Compliance stating how many legal units it has ($120 filing fee). If your two-flat has a garden apartment the city never counted, that's where it comes up.
Empty lots, empty buildings and the city's 30-day rule
About one housing unit in five here is vacant (20.5 percent, against 9.1 percent citywide), and vacant land covers about 16 percent of the area. Any buyer, and any buyer's lender, weighs the lots next door along with your house.
If your house is already empty, Chicago's vacant building ordinance has the owner register it within 30 days and renew every six months, paying a fee each time. Fines run $500 to $1,000 per offense, each day counts separately, and unpaid fines become a lien. That adds up fast on an inherited house sitting while the family decides.
Who's buying on these blocks now
DePaul's Institute for Housing Studies counted 358 residential sales here in 2025, down from 1,327 in 2005. Business buyers made 25.4 percent of those purchases and 30.2 percent of two-to-four unit purchases. Investors are a normal part of this market.
Filtering the Assessor's 2025 arm's-length sale records for the community area, the median single-family sale was $152,500 across 242 sales, and the median 2 to 6 unit building sold for $215,000 across 108 sales. The 12 months through July 10, 2026 came in lower, near $136,000 for single-family homes, though recent deeds may not all be recorded yet. Drexel Estate, Murray Park, Hermitage Park and the blocks by the Ashland/63rd Green Line terminal each have their own comps. Foreclosure filings from 2021 to 2025, and the December tax sale
Foreclosure filings here climbed from 37 in 2021 to 96 in 2025, per IHS. Of 29 auctions completed in 2025, 82.8 percent ended with no bidder and the bank taking the property.

The honest math on $152,500 in West Englewood
Say your house would sell near $152,500. Commission at about 4.9 percent (Clever's Illinois average, updated September 2026) is roughly $7,500. Closing costs near 1.2 percent add about $1,800. The Cook County Clerk puts the Illinois and county transfer taxes on the seller, about $153 and $76, and the seller generally pays Chicago's CTA portion, about $458. The buyer generally covers the city's $3.75 per $500, about $1,144. Add the $50 water Full Payment Certificate and the $120 zoning certificate, and you're near $10,200 before any repair an inspector turns up. Chicago's estimated effective residential tax rate was 1.69 percent in tax year 2022, roughly $2,600 a year here, or about $215 for each month the house sits, though your real bill depends on your assessment and exemptions.
The other route: if the property is a fit, a cash buyer may make you an offer and you pick the closing date. Illinois disclosure rules allow an as-is sale, though you still fill out the form. Listing may still net more, especially on a two-flat near $215,000, and that's a fine choice. Run both numbers first.
